Earlsdon is an affluent area of Coventry that lies approximately one mile to the southwest of Coventry City Centre and within easy access to Coventry’s two universities. The area benefits from fantastic transport links, good schools and lots of local shops and amenities. In addition, the Homemaker Properties office is primly located on Albany Road in Earlsdon. Each time they click the ‘find properties’ button in a search, Rightmove record their choice of precise criteria. This data was taken on the 4th November 2015 and the figures are for October 2015.

Data from the last month shows Earlsdon in second spot in terms of searches, only behind Coventry City Centre. Neighbouring areas such as Coundon, Finham, Stivichall & Cheylesmore all fall lower in the rental demand rankings.

House Prices
According to Rightmove, most of the sales in Earlsdon over the past year were terraced properties, which on average sold for £157,357. Detached properties had an average sold price of £453,126 and semi-detached properties averaged at £338,875.

The overall average house price in Earlsdon, over the past year, was £220,262, which is similar in terms of sold prices to nearby Finham (£209,398), and was more expensive than Cheylesmore (£179,600) and Coundon (£153,222).

In the past year house prices in Earlsdon were 6% up on the year before and 21% up on 2009 when they averaged at £182,752.

Transport Links
Also local to the area is Coventry’s Central Train station which is only a 20 minute walk from Earlsdon Street. With regular services between London Euston, Birmingham New Street, Manchester, Oxford, Wolverhampton, Preston and Glasgow, the opportunities are endless.

Schools
Earlsdon has many schools within the area including: St Barbara’s Pre-School, Earlsdon Primary School, All Souls Catholic Primary School, Hearsall Primary School and Finham Park School. All schools were awarded ‘Good’ in there Ofsted report apart from Finham Park School which received ‘Outstanding’. During the summer, Earlsdon and its surrounding areas hold many family events/festivals.

Local Events
Every year Coventry War Memorial park holds an event called ‘Godiva Festival’. This is a free event held by the Coventry City Council at the beginning of July, spanning over the course of a weekend and is only a 15 minute walk away from Earlsdon Street. Over the last fifteen years Godiva Festival has grown and currently is viewed by many as the UK’s biggest and best FREE family festival and attracts over 80,000 visitors each year. As well as Godiva, Earlsdon holds its own event called ‘Earlsdon Festival’ which is held on the main street. The street is closed off for numerous stalls and fun activities and is held at the beginning of May every year. It’s an event for all of the family to enjoy!

Shopping
Earlsdon Street locally referred to as the “Earlsdon High Street.” contains commercial units including a number of restaurants, cafés, independent shops, pubs and much more.

Opposite the train station there is also a shopping Centre called ‘Central Six’ which includes a Burger King Food outlet, T K MAXX retail store, Outfit Outlet store which contains a number high street fashion labels including Topshop/Topman, Wallis, Burton, Oasis and more!
